Yay, we passed the final framing inspection this morning. The insulation installers are (hopefully) coming tomorrow to put in batting for wall and 1st floor insulation. Pete's crew finished up the front porch trim work and it is beautiful. We can hardly wait to see it painted.

Not much happened last Friday except that some additional repairs were done to the steps (front and back). Today, significant repairs were made to the front porch beams and their trim. It will need to be painted, but it really looks much better than what the original crew had done and the new crew is straightening up the work so it is level, plumb, and square.

Finally the back steps and landing are level and each step is the correct height.

The new crew came this morning and immediately began leveling up the back steps and the rail to the left of them. It looks much better now although there still may be a slight slant to the deck itself above the steps. The also started redoing the trim on the front porch.

The framing crew left the work site yesterday and will not return. There are still a few things that need to be addressed before we can pass the final framing inspection. The construction supervisor and his crew will make these adjustments and will likely do the interior trim as well. Before the framing crew left, they installed one of the three craftsman-style brackets. They have another one completed but did not install it. The third one will go over the master bedroom gable and will be proportionately smaller. I think this one looks pretty good, from the ground at least.

Nate's crew finished the back steps today, then he started to fabricate the craftsman brackets to go on the apexes of the gables.
The foam insulation was sprayed in today. The coated the roof deck, the knee walls over the front porch, and the band between the 1st and 2nd floors.

Only one more section of siding to put up, finish repairing the fascia and shingle moulding, and replace some cracked trim boards and the exterior will be finished. Oh, and the craftsman trim brackets for the gable apexes. The back steps were started today including the hand rail for the retaining wall out back.
You can see the new copper flashing along the edge of the master deck. There is a slight problem with post heights on the front step assembly where the steps rise from the ground to the landing. At first I thought it was an optical illusion, but when I measured, there were 1.5 inch differences in two of the posts and other mismatches.

Today was very productive. The shakes on the east side of the house were completed. The gas piping for the water heater and the fireplace were installed and started the pressure check. The mechanical inspection passed and the framing crew continued to install porch/deck railing, trim, and steps/risers

Phooey! The mechanical inspection did not pass due to some boxing that needed to be done around some return vents and a fire shield over the fireplace. The framing crew did get a lot more done on the front steps and porch. The columns are wrapped and awaiting trim so it is starting to look a lot more "finished."

Finally, the floor framing inspection has been completed and passed! After lunch today, the framing crew came back to straightened the deck rails and start wrapping the front porch columns. They also finished fabricating and installing most of the piling caps for the deck railing. They will complete the railing once they remove the scaffolding and complete the column wrapping. Because the HVAC mechanical rough-in had not been inspected, the final framing inspection could not be completed today. The mechanical is scheduled for Monday and the final framing for Tuesday. That should mean that the insulation can be installed starting Wednesday.
